For decades the sequence was predictable: buy the waterfront condo, then join a marina club a few minutes away by car to keep the boat. That sequence is being rewritten. In Fort Lauderdale, Miami and Dubai, a new generation of residential towers is collapsing the distance between yacht and front door to something close to zero — private slips built directly into the base of the building, deep-water access engineered into the foundation, and, in at least one case, a yacht manufacturer's name on the marquee instead of a developer's.

When the Yacht Brand Becomes the Building

Riva Residenze, rising at 3019 Harbor Drive in Fort Lauderdale, inverts the old order entirely. Instead of a buyer acquiring a penthouse and later commissioning a yacht, the Italian yacht house Riva has lent its name to a 20-story, 36-residence tower designed by Arquitectonica with interiors by Giuseppina Arena, slated for delivery in early 2026. Six private slips accommodate vessels of 60 to 65 feet, and residences start near $3.2 million. It is less a condo with a dock than a lifestyle brand extended into architecture — the same design language that shaped Riva's hulls now shaping balconies and lobbies.

Pier Sixty-Six and the Zero-Bridge Advantage

A few miles away, Pier Sixty-Six Residences illustrates how far marina engineering has advanced. Its marina holds 164 slips across 5,000 linear feet of dockage, with no bridge restrictions and 30 feet of water depth reaching yachts up to 400 feet — a specification aimed squarely at the superyacht segment rather than weekend cruisers. The project pairs 122 private residences with a 325-key hotel, and pricing spans $3.85 million to $15 million. What sells here is not merely water access but water access without compromise: no low bridges to time around, no shallow approach to worry about at low tide.

Miami's Marinas Are Catching Up to Its Skyline

Miami has densified its residential waterfront for years; now it is densifying its marina capacity to match. Brickell is set to add Vice City Marina, bringing 36 new slips into the heart of the financial district, while the Venetian Marina & Yacht Club in Edgewater already operates more than 150 slips with 10 feet of depth and direct access to the Intracoastal Waterway. The pattern is the same one playing out in Fort Lauderdale: urban cores that built vertically for people are now building horizontally for boats, closing the gap between downtown living and deep water.

Dubai's Palm Jumeirah Enters the Same Race

Half a world away, Palm Jumeirah has redesigned its own marina to hold 200 berths capable of accommodating vessels up to 40 meters, positioning it as a direct rival to Dubai Marina and Dubai Creek for the mid-size superyacht segment. Villas with a private dock or direct marina access trade between AED 120 million and more than AED 300 million. The convergence is notable: Florida and Dubai, two markets with little else in common, are redensifying historic marinas at the same moment, chasing the same global shortage of quality superyacht berths.

What the Infrastructure Actually Costs

The economics explain why "dock at your doorstep" reads as a premium amenity rather than a basic utility. A permitted residential dock typically runs $15,000 to $45,000 to build, and boat lifts range from roughly $2,500 for smaller capacities to more than $35,000 for heavier vessels. Against those figures, a private slip engineered into a 20-story tower's foundation — with permitting, dredging and bridge-free deep water already solved — is not an add-on. It is the product itself, and buyers from Fort Lauderdale to Dubai are paying for the certainty of never having to trailer, club-hop, or negotiate access again.
